We then complete the building industry professional statement about whether or not the building may be an affected private building, thereby ensuring building owners meet their regulatory requirements.

Review Type Of Building Construction

We provide building industry professionals to evaluate if the building is of Type A or B construction as defined in the Building Code of Australia (BCA). To achieve this outcome we will consider the building classification (which is determined by the purpose for which it is designed, constructed or adapted to be used), rise in storeys, overall floor area, plus consider the numerous concessions and considerations outlined in the BCA.

It is possible to exit the combustible cladding checklist (part 2) process if the building type is excluded.

Inspect The Building’s External Facade

We will then provide an informed option on whether any combustible products, or products with combustible content, have been used within the external facade, or in attachments to the external facade. This involves a mix of reviewing documentation relating to the building’s design, construction specifications and final approval certification information, plus undertaking a site visit to visually inspect the external facade.

It is possible to exit the combustible cladding checklist (part 2) process if the building does not contain any combustible products in the external facade.

We will also consider timing of when the building development approval was given as this may mean a building is not in-scope for the purposes of the regulation amendment.

Complete Building Industry Professional Statement

To complete your obligations, we then provide a signed building industry professional statement about whether or not the building may be an affected private building.

Our building assessment also provides building owners with a preliminary understanding for potential risks and safety concerns associated with the cladding material used on the building, including recommendations and next steps.
